A DEPOSIT: of €250.00 is required immediately.
This Booking Deposit secures the property, subject
to Landlord approval, satisfactory references
and the signing of the Lease Agreement. No property
can be held without a Deposit. The Balance of
the Deposit should be paid within a further 3
days. Deposits must be paid by Cash or Bank Draft.
Regrettably we cannot accept Cheques.
CANCELLATIONS; We regret that the Booking Deposit
and part or all of the Security Deposit is non-refundable.
REFERENCES: are essential for each tenant. We
require Employer and, Bank references and in some
cases previous Landlord. References should be
faxed to 4991447 and must be supplied as soon
as possible and at least 3 working days before
the signing of the Lease Agreement.
TENANT DETAIL FORM: must to be completed by each
tenant. It includes; home/family address, names
for payment of utility bills and your PPS No.
We also require 1 only Bank Acc. No. to facilitate
the monthly Standing Order for payment of rent.
GUARANTORS: If a Guarantor is required, he/she
must supply a Bank Reference before signing the
Lease. He or she may attend at the signing of
the Lease or have his/her signature on the Guarantor
Form witnessed and stamped at his/her local Garda
Station.
RENT: is payable monthly in advance by Standing
Order. First month’s rent however is paid
at signing of Lease Agreement (see below).
LEASE AGREEMENT: can only be signed when all
the necessary documentation is in order.
• Signings take place at our office in Terenure.
• All Tenants must be present to sign the
Lease Agreement
• You must bring all monies required i.e.
1st month’s rent, Stamp Duty (where applicable
– see below)
• All payments must be by Cash (Please have
exact amount due) or Bank Draft .
• Please be advised; that should you break
the Lease Agreement – which is legally binding
- you will, at the very least, lose your Security
Deposit, and may be liable for any re-letting
expenses and/or losses incurred by the Landlord
STAMP DUTY: is payable by Tenant on all annual
rents of €19,046.00 or more - i.e. any rent
over € 1,583.00 per month
MOVE IN DATE: Most lettings take 4 to 8 days
to complete from the date the booking deposit
is paid. We have to get Landlord approval. References
have to be obtained, checked and the Lease Agreement
drawn up. Having all the above items in order
helps speed up this process.
Occupation of the property will only occur when
all required documentation is provided, monies
paid and Lease Agreements signed.
We cannot accept responsibility for any delay
in the connection of supply of utility services.
